If you’ve been thinking about giving your home a little TLC, but you don’t know where to start, you should think about the types of home improvements that will add the most value to your home. By doing this, not only will you end up with a nicer home to live in, but you’ll also increase your home’s worth, so if and when you decide to sell, you can get a better price and recoup at least some of your home improvement costs.

Increase the square footage

One of the easiest ways to add value to your home, which will also make it a more pleasant place to live for you and your family, is to add to the square footage. If you don’t have the time, money, or inclination to build an extension, you can still benefit from this by increasing the amount of your home that is useable, For example, if you have a basement that’s uninhabitable, you could renovate it so that it can be used as an extra bathroom, bedroom, playroom or… well you get the idea. You could also think about turning dead space like alcoves into extras storage or things like that. It’s all about assessing how much space you have and identifying areas where you could make what is basically inaccessible or unusable space more useful to you and any potential buyers in the future. You may need to get creative to do this, but it will be worth it.

Replace old doors and windows

If your home is fitted with older doors and windows, chances are they are not nearly as energy-efficient as they could be. If your hone often feels drafty or you’re heating bills are more expensive than you think they should be, the solution could be to call and have them replace all of your existing doors and windows with modern versions that are double or triple-glazed to keep drafts out and heat in. Doing this will not only add value to your home, but it will help you to lower your energy bills, and, most importantly of all, ensure that you and your family are extremely comfortable, in temperature terms whatever the weather outdoors may be. Oh, and the extra soundproofing will be an excellent bonus too.

Kitchen renovations

The kitchen is often referred to as the heart of the home because it tends to be the place that family and friends gather to talk, eat and enjoy each other’s company, so it is not surprising that most buyers will head straight for the kitchen when they’re viewing properties for sale. It also means that renovating your kitchen is always going to be one of the most cost-effective home improvements you can make. If you don’t want to, for whatever reason, have a brand new kitchen installed. You can still improve the space and add value by carrying out some simple kitchen improvements like respraying the kitchen units to give them a fresh lease of life and a new color, changing the cabinet handles, laying new tiles, swapping out old appliances, and things of that nature. The more modern your kitchen appears in 2021, the more comfortable it will be for your family to use and the more desirable it will be to potential buyers.

Bathroom renovations

After the kitchen, your property’s bathrooms are likely to be the second biggest selling point. Not only that but there is no denying that having access to a decent bathroom is a real plus-point for any busy family. Bathroom renovations that can make the most difference to you, and the value of your home if that is important, include installing a power shower that will feel amazing, replacing old tiles for fresher, more modern ones, installing new faucets and basins, and adding larger bathtubs to the space. 

If you have a basement or other space in the home that is doing nothing, converting it into another bathroom could also be a good idea. It quill means smaller queues for the bathroom for you and your family, and extra bathrooms can add thousands of dollars to your home’s selling price too, so it’s never a bad thing to do around the home if you can afford it. Even a very basic extra bathroom will be a huge convenience and a great selling point.

Revamp the garden

A lot of us spend so much time on our home’s interior, getting the décor just right, ensuring that any DIY jobs and fixes are completed, and keeping the place clean that we neglect our yards and gardens. This is a big mistake for a couple of reasons, Firstly, if you have a garden, you have a lot of extra space that you could be using as an outdoor room for relaxing and entertainment purposes, and secondly, because a good garden gives your home curb appeal, which adds value and attracts more potential buyers.

When it comes to the garden, you don’t have to do anything fancy clean up the lawn, plant a few flowers and shrubs, lay some decking or patio stones to create a comfortable seating area, and fix any fences, walls, or gates that may be looking worse for wear. If you want to, you could also think about jetwashing and painting your home’s façade to give it a fresh new look from the outside, and add new exterior doors so that the whole of your outdoor space looks amazing.

Upgrade appliance

Upgrading integral household appliances such as your furnace and HVAC system may seem like a boring way to use your home improvement budget, but there is no denying that, in 2021, home buyers are looking for the most value and that means having good quality appliances that work efficiently, and which will not breakdown in a short amount of time. Of course, upgrading these kinds of things will have the same benefits for you, in that your home will function more efficiently and be less likely to break, which will save you money in terms of bills and contractors in the long-term.


Redecorating your home is something that can typically be done very cheaply if you know what you’re doing and are able to complete a lot of the work like wallpapering and painting walls yourself, but it can add a surprising amount of value to your home. Most people who buy homes do not want to have to spend a lot of time and money on making them look nice, especially right now when things are tough for a lot of people, so if you can decorate your home to a high standard and your décor choices aren’t too out there, a freshly decorated home will be far more appealing to far more people, and it will be pretty nice for you while you’re living there too.

Whatever home improvements you plan to make on your home in 2021, if you want them to add value to your family and your property, you need to make sure that theta re-completed safely and to a high standard, which means you should take your time, ensure you know what you’re doing and call in qualified professionals when the job demands it. If you can do that, and you choose some of the improvements above, your property will definitely be more valuable in the future.
