Regular property health checks are key to keeping your home in top condition. This is because it gives you the chance to stay on top of any maintenance issues that arise, before they can cause long-standing (and expensive) damage to your home.

However, it can sometimes be hard to know where to start in this regard, especially as a first-time property owner. With that in mind, here are just some of the routine inspections you should incorporate into this essential task.

Mold and mildew inspections. The build up of mold, mildew or dampness in an area of your home can lead to a range of maintenance nightmares. Not only that, but it could put your family’s health at risk. For example, various studies have found that the presence of mold within the home can weaken your immune system, while also making you more vulnerable to respiratory conditions such as asthma. As such, you should keep a keen eye out for mold, especially in areas such as your bathroom, kitchen or basement.

Air conditioning unit inspections. Your air conditioning unit is one of the most important fixtures within your home, especially when it comes to keeping your home cool during the summer months. However, it is important that you do not take it for granted, and carry out regular inspections to ensure that it is functioning as designed. If you do notice any issues, such as irregular noises, or difficulties maintaining a set temperature, reach out to a local company that offers air conditioning repair services.

Exterior checks. The majority of those who carry out property health checks focus on their home’s interior. However, as exterior damage can lead to interior damage, you also need to inspect the outside of your home for potential damages.

For example, you should regularly inspect your roof for signs of damage, such as missing shingles, moss build-up and more. It is also advised that you check your home’s foundation for signs of structural damage, such as cracks and splintering. While they may seem a minor issue to begin with, they can quickly progress into something much more dangerous and sinister.

Check your alarms. According to a recent study, only 7% of people test their smoke alarms. This means that they may not be able to rely on them in an emergency. As such, this is something that you should get into the habit of checking regularly, alongside any other alarm systems you may have in your home. For the most part, issues can be remedied by simply switching out the batteries once they have run out.

Final thoughts. While the above list is by no means exhaustive, it is a great starting point for those who are looking to carry out property health checks within their homes. Doing so at least once a year will help to ensure that your home is in the best possible position, while also allowing you to deal with maintenance issues as quickly as they arise.
